Chapter 45 - Quick Progress

Now that it is the end of the day I can check my earnings for the day.

For the entire day my initial funds were $45,952.01 my end funds were $282,677.32.

Yeah, I definitely made enough money for the rental space. However I am never going to pay that price for that space. Because truthfully I could build something better for cheaper. The only constraining thing is the time frame.

If I were to build it it would take a while longer… but wait. If I consider the "renovation" work I was going to do. Would it really take longer?

I have been stupid. Way too stupid.

One simple Foolgle and a look at the first link. 

Metal Buildings are super cheap and quick to build. The bigger problem is the concrete pad for the foundation and the largest expense, the land.

After foolgling for a minute I found a plot of industrial land for $15,000, but it has no utilities. Which is fine, if I add a ton of real solar panels to the roof and use a satellite like I have at home for the internet.

The only real concern being water and sewage. 

The land is an acre plot between two larger industries so I'm sure that there are lines for both running by. It will cost around $5,000 for each line.

A concrete slab costs anywhere from $4,500 to $10,800 for a 30ftx30ft slab.

The metal building I'm looking at is 30ftx60ft. I chose this one because the acre lot is pretty narrow and long. I have plenty of space to build based on the building code. The building cost $16,562.

Leveling land usually costs from $3,000 to $10,000 but it will probably be much less than that as the land is easily accessible and pretty flat.

The solar panels I will get will be of a higher quality than the ones I have at home. My current solar panels start at 100 watts but the ones I will be getting for the warehouse will be 410 watts. Which cost $3,399.99. It comes with a junction box and everything I need to fully install it.

Plus $230 for another satellite.

The approximate total for the land and building is $68,192.

That's a pretty good price. The real downside is the size. The other building is 11,000SF while my little metal building will be 1,800SF. But, it can hold all it needs to, and it won't be a recurring cost.

Now I just have to get the ball rolling. I put in the request for business creation earlier today before I started playing games.

It was only $500 to get an LLC however in order to start up a business it involves many things like local licenses, state registration, business structure, and even an occupational license.

Ugh, so much has to be done.

I'll worry about this tomorrow.

I got up especially early the next day to work on the business creation and getting the permits for building. I don't have the land yet but I sent out an email last night to the land agent to notify them that I was interested in buying.

However I can't buy the land until the business is created because the business is going to be the owner.

So, I'm just lining up the steps and preparing them for when I can just pull the trigger and buy what I need to.

At 9:30 it was time to start the AI.

Once that was done it was time to really start the day. 

First by sending out emails to the attorney working on my business application who said that everything went smoothly and I should be a proud new business owner tomorrow as everything is approved and will be updated tomorrow morning.

The UFA business bank account was just an online form which needed a Business ID and my ID as the business owner. I will submit that tomorrow morning. Since that is an automated process that updates on the hour, I'll have a business account tomorrow morning as well.

The interesting thing is that there is no tax on business start up funds. I guess it is to encourage new start ups.

But the taxes on business profits? Now those are rough. Though not really any more than normal taxes.

I set up a meeting to have lunch with the current land owner and his agent tomorrow. Hopefully this deal goes through because I have already contacted a land surveyor to schedule a date.

I also contacted a foundation prepping company to come out later after the surveyor.

I decided to stop here since I needed to make sure I could actually buy the land first and hear what the surveyor has to say first.

At the end of another day, a much longer day than the one before.

Today I spent the whole day emailing people, calling people, and setting up meetings. Now I just want to check and see just how much I made.

I started at $282,677.32 and ended with $1,738,911.28.

Now that's a lot of money.

I was a little worried that I might have come off a little strong and scared some people off so I decided to look into it a little.

$1,738,911.28 split into all of the accounts and stocks is about $45,760 per account, now that's not too bad. They probably wouldn't be scared off by that amount.

While I was looking over the numbers I got a call from Layla.

I answered, "Hello?"

She seemed a little shaky, "Hey… so… I've been thinking about it and I, I just don't know if I can really do this."

"What?" I was standing there confused and felt like I got punched in the gut. "What do you mean?"
